1.The most possible case in this case is lumbar-sacral region nerve compression or spinal chord compression.
2.There is a disc between the vertebral bodies helps as a shock absorber effect, the disc contains maximum percentage of water, due to degenerative changes when the water content / hydration is lost the disc slips / bulges / some times tears.
3.This can happens as age related issue or excessive usage / weight bearing cases. And gives the symptoms similar to what you are experiencing.
4.In this case you have to do some back exercises - that is the initial treatment of choice, followed by physiotherapy - finally operative / interventional. The diagnostic tool in this case is x-ray lumbar spine for a over view and best investigation of choice is MRI spine.
