What Causes Sore Lips?

i am a 40 yr old woman. My lips have been sore for about a week or so. Chapstick nor vasoline seem to work. It is very sore in the right corner of my lips. Then I went and bought cold sore treatment which soaks into my lips and right now works but I have to keep putting it on or im back to square one. I think I got this pain when I gave my boyfriend a blow job. Could he have had something and I caught it?? my lips are a little flaky too. And the corner of my mouth hurts when I go to open it to eat food. Any idea what it is and how to treat it???
